Has the Property Market bottomed?

have we bottomed? The eternal question on everyone's lips - has the market bottomed? Be it the stock market or real estate market - is there more bad news to come, are we going to go sideways for a few months, are we now at the start of the next bull run upwards?

Blogs and newspapers are full of it, so we thought we'd taste your feelings on the matter. We won't offer an opinion, but we would love to hear from you...

Whether the market has bottomed or not doesn't really matter. Real estate is a long term investment and with Aus RE only falling by a 3% average in the last 12 months what is a few thousand dollars here or there.

The market has not bottomed and will not for a while yet. The only thing supporting the market at the moment is the first home owners grant, the market will bottom when people no longer ask the question "has the market bottomed."

Of course it hasn't. Nick is dead right. In the stock market what we are experiencing is known as a dead cat bounce.

It could be a gloomy July and onwards if the Fed Gov pulls the plug on 1st home buyers. I think they call this bounce, hang time in footy

I think you're right Nick. The negative press will just keep driving it down. I hear from plenty of agents that are experiencing great sales months. "What recession?" they say. I also think the special 1st Home Owners grants will be with us a bit longer than 30th June. That will continue to stimulate the market and more buyers will create competition....and there we go away on the upward climb.

I agree the first home owners grant is keeping the market going but doesn't this give a distorted view of a recovering market. It is not recoving but just being propped up by the tax payer.

So the RBA cut interest rates by 0.25% and the big four banks passed on nothing or very little. Does this mean the banks think the market has bottomed? Probably. And will this make people think bank rates won't get any lower before the inveitable climb back up? I would think yes so I think we will see buyers coming back to the market.

I would like to think it will go down a tiny bit more. As I am looking to buy in about 6-12 months.

We have seen registrations of new buyers increase by about 150% this year, compared to any time in the last six months or so. This is a really positive sign and buyers seem a lot more bullish than they were last year.
